Four things to know first

  • A contractor licence is needed over A$5,000 NSW says you must have a contractor licence for building or trade work valued at more than A$5,000 in labour and materials, including GST. NSW lists no licence class of its own for concrete cancer repair, so ask whoever quotes which licence the work is done under.
  • In a strata scheme, ask who is responsible The NSW Government says the owners corporation is responsible for maintenance and repair of common property, and owners repair anything in their own property. The strata plan and by-laws settle it where it is not clear.
  • Apartment blocks have a design step The NSW Government says remedial building work for class 2 buildings is regulated under the Design and Building Practitioners legislation, and that a registered design practitioner must create the design.
  • Heritage areas change the first step City of Newcastle says that where a property is a heritage item or in a heritage conservation area, most building works require development consent. Ask the City before the first cut.

Three steps

From enquiry to quote

  1. Tell us what you can see Rust stains, cracks, a broken edge or a bare bar, and where it is: balcony, landing, wall or step.
  2. It is passed on Your enquiry goes to one independent local provider covering Newcastle. The provider pays for the introduction; you never do.
  3. A provider inspects and quotes The provider looks at the concrete and prices the work in writing. The price is theirs to set.

Concrete Cancer Repair across Newcastle

Concrete cancer starts at the steel, not at the surface. UNSW's School of Materials Science and Engineering explains it this way: if there are cracks or pores in the concrete then water may seep in and react with the steel reinforcing to form rust. Concrete cancer is therefore a problem because the corrosion product is bigger than the metal from which it formed and also because the portion of the material that provides the strength is corroding. That is why a rust stain or a hairline crack is worth looking at before a piece falls off.
